Habitable attic: minimum height and requirements to make an attic habitable. Strategies for recovering an old attic.

Before moving on, let's clarify the difference betweenatticisattic. These two terms indicate the same structure but the difference lies in thehabitability. The attic indicates the surface of theattic made habitable. When we speak generically ofattic, this is not habitable.

The differences in meaning between attic and attic are also clear for the Treccani dictionary:


«Generic name of various types of accommodation, generally of small size, obtained in the attic; also superelevation in general, foreseen in the original project or added at a later time»


«Environment of a building between the top floor slab and the roof: the same as the attic and, sometimes, synonymous with attic (but only when it is habitable)».

Recovery of an uninhabitable attic

Having clarified the meaning of the term attic and attic, we can continue with the requirements suitable for transforming a not habitable attic in a habitable attic.

Each region has its own regulation and planread for the recovery of attics. The regulatory references for the recovery of the attic in the various regions are those mentioned in the list below:

For example, the recovery of aattic in Milanor in other locations in the Lombardy Region, it can also be performed by changing the height. Habitable attic, requirements and height

The height to be able to talk abouthabitable atticdiffers between the various regions of Italy, plus in regional regulations it is expressed in the form ofaverage height. For example, ahabitable attic in Calabriasees an average weight height of at least 220 cm as an essential requirement. In this case, the average height must be calculated by comparing the volume of the portion ofatticof height greater than 150 cm for its relative surface.

A habitable attic in Campaniamust have an average height of no less than 240 cm. The calculation is carried out by comparing the gross internal volume to the gross internal surface area, rooms with vaulted ceilings do not fall into this calculation example. For rooms with vaulted ceilings, the average height is calculated as the arithmetic average between the height of the shutter and that of the ridge of the vault itself. The height must be measured from the floor to their soffit with a tolerance of up to 5%.

The average height of ahabitable atticit ranges from a minimum of 2 meters (for Sicily) to a maximum of 2.40 meters. To obtain the average height, some regions allow interventions that go to lower the attic in order to comply with the minimum habitability requirements of the attic but without violating the minimum requirements for the habitability of the rooms below.
